Louise D'Alessandro is Broker of Record and co-owner of Elfant Wissahickon Realtors, and the leader of her own sales team. Louise brings with her 28 successful years of representing consumers buying and selling real estate, striving to make a difference in the profession by recruiting and training successful agents to do the same.

Janice Manzi

It is truly gratifying to help people make significant moves in their lives.  Having long considered myself a late-bloomer, my real estate practice has provided me a place to blossom.  I love people, houses, and the art of the deal, and will work tirelessly for my clients. Janice Manzi is a member of the Louise "Butter" D'Alessandro team.

As a life long resident of East Falls, Philadelphia and a graduate of Penn Charter, I have been fully immersed in the historical significance and architecturally beauty of Philadelphia my entire life. When I was fourteen, my real estate career began, working maintenance for a local real estate developer in East Falls. I was responsible for preparing apartments for potential tenants, keeping the common areas clean, collecting rents and handling tenant complaints.

Around that time, I also began working as a weekend office assistant for Elfant Wissahickon Realtors. I spent the next 5 years helping out at the office whenever I could before heading off to college. I graduated in the spring of 2009 from the University of Miami with a degree in English Creative Writing and History. Since that time I've been developing my career in real estate as a Realtor with EWR.

As the son of a long-time agent, I am not your typical newly licensed agent. I have numerous contacts, years of experience and recently received the NAR (SFR) designation. Working with buyers and sellers, I have a great understanding of the current market conditions facing consumers during these economic times.

Curb Appeal >Trees Improve Energy Efficiency

Mature trees add "curb appeal" to a property and can make a home more energy efficient. Planted at the edges of a building, a tree's broad canopy of leaves softens the hard lines of architecture and offers shade. Trees absorb light reflected from the roof and decrease the air temperature surrounding your home through evaporation of moisture.

The positioning of trees and shrubs around your home has a significant effect on how much you'll be paying to heat and cool your house each month. According to the U.S. Department of Energy, even one strategically placed tree can reduce your heating and cooling bill up to 25 percent. In general, deciduous trees planted on the south and west sides of the house keep the home cool during the summer and allow low-angle sun into the home during the winter. If you live on a windy hill or coastal bluff, planting evergreen trees or shrubs on the north and west sides of your structure will help protect your home from winter gusts and storms.
